The "Design Build" Method

Design build is a home delivery method that involves and incorporates client’s concepts, needs and ideas in the design and building process of a home. This method ensures on budget and on schedule delivery that conforms to customers expectations.

Because of clear cut specifications, directions and streamlined communication, design build significantly shortens the delivery process and offers great value investment for clients. Well defined scope of work and the introduction of construction knowledge early in the process translate into prevention of costly mistakes.

Choosing a qualified and reputable builder that is a trusted partner is vital for our homeowners. We encourage our clients to ask detailed questions to get an insight into our background and the building process. The more knowledge they have, the better informed and prepared they are to take educated decisions. In addition we encourage and schedule continuous communication with our clients during the building process to ensure their ideas are properly implemented. Participation throughout the building process is a cornerstone to a client’s satisfaction with the final product.

Building Your Home

DISCOVERY

The first step of the design build process is to define the desired size and type of home and then match this with a location that meets our clients’ wishes. As builder and developer we are familiar with the Chicago real estate market, and in many cases we are able to recommend to our clients available lots for building. We can also recommend an experienced real estate agent to assist clients in finding a property in a desired area or neighborhood.

Another key member of the team involved in the design build process is the architect. We can work with the clients architect or we can provide referrals for a number of different architects with whom we have worked with successfully in the past and which the clients can interview.

REFINEMENT and DESIGN

The next stage is to refine the scope of work and develop plans and layouts.Unlimited traditional, transitional or contemporary styles are all options. Initial meetings are used to discuss ideas and concepts for the development of preliminary drawings. Once the scope of work is defined, the architect develops plans, layouts and elevations. Throughout this period, we at Hibernian work with our clients to prepare final construction budgets while offering different options in the planning and design of the home. Clients are able to select different exterior and interior finishes and specifications to personalize their home and its style.

After final plans and budgets are approved, a timeline for all stages of the building process including a completion date are prepared and finalized.

CONSTRUCTION

The next step is to obtain all permits necessary to begin building the new home.Hibernian along with the project architect will assist and procure the attainment of all required permits.

During construction, regular scheduled meetings are held to listen to client’s ideas and advise them of their options. Any changes in the home and the budget for the same can be executed at this point. Upon conclusion of all construction,the home is inspected and delivered to the client. A one year warranty is provided on the home.

SUPPORT

A new home will have different systems, because of this we actively educate our clients how to manage and maintain these in order that they may easily maximize the use and enjoyment of their new home.
